Property Compliance Engineer

Role Purpose:

The Shannon Airport Group is a commercial semi-state company providing air transport and aviation services at Shannon Airport and its environs while also supporting the growing aviation cluster in the region. In addition, The Shannon Airport Group owns and manages a large commercial property portfolio of office blocks and a range of industrial, advanced manufacturing and aviation facilities in the region.

Based in Shannon Airport Business Park and reporting to the Head of Capital Expenditure Projects, the Property Compliance Engineer will ensure leased properties across the Group’s portfolio (Business Park’s and Airport Campus) are maintained in accordance with lease agreements and applicable compliance requirements.

The role involves inspection, verification and documentation of tenant maintenance obligations, ensuring required servicing, statutory checks and repairs are completed to appropriate standards and timelines. The role will also support and manage property upgrade projects as required.

Key Responsibilities:

Lease Compliance & Property Oversight:

• Monitor tenant compliance with property maintenance obligations contained within leases.
• Conduct regular/annual inspections of leased properties.
• Identify non-compliance issues and ensure timely resolution with tenants
• Liaise with tenants regarding maintenance responsibilities and required remedial works.

Inspection & Maintenance Assurance:

• Develop and implement an annual inspection programme across all leased assets.
• Verify that required maintenance activities are completed.

Technical Assessment & Reporting:

• Apply building engineering knowledge to assess property condition and risks.
• Review of maintenance records, certifications and contractor reports.
• Support decision-making on repair priorities and lifecycle maintenance needs.
• Maintain accurate, auditable records within the Group’s property maintenance systems.
• Produce compliance reports and track trends, risks, and outstanding issues across the portfolio.

Stakeholder Engagement:

• Work closely with tenants, internal property team colleagues, external contractors and service providers.
• Provide clear communication on compliance expectations and timelines.
• Contribute to the development of property compliance procedures and standards.

Qualifications, Skills and Experience:

• Engineering qualification to degree standard in building services, facilities management or engineering qualification with relevant work experience.
• Strong knowledge of building systems (mechanical, electrical, structural).
• 10 years post qualification experience in property, facilities management, or building engineering.
• Understanding of lease obligations and property compliance requirements.
• Ability to interpret technical reports and certifications.
• Strong organizational and record-keeping skills.
• Proficiency in IT systems for asset/property management.
• Experience working across multi-site property portfolios desirable.
• Knowledge of Irish building regulations and statutory compliance requirements.
